1. Your booking These terms apply to a direct booking of Sunset Beach House, Porthleven. By submitting a booking, the lead guest confirms that they are at least 18 years old, are authorised to book for everyone in the party, and will make these terms available to them. A booking is confirmed only when the required initial payment has been received and written confirmation has been issued. A quote or payment link alone is not confirmation. Please check the confirmation promptly and tell us about any error. 2. Price and payment The Lodgify quote shown for your selected dates and party is the stay total in pounds sterling. Fifty per cent is payable when you book. The remaining fifty per cent is due seven days before arrival. If payment is not made when due, we may treat the booking as cancelled under the cancellation terms below after giving you a reasonable opportunity to pay. A separate £200 damage protection amount is shown separately from the stay total. Its provider description, and any timing supplied by Lodgify, are displayed in your quote and booking summary before you submit the booking; it must not be deducted from or added into the quoted stay total by this website. 3. Cancellation by you If you cancel at least 90 days before arrival, 50% of payments already made will be refunded. Cancellations after that point are non-refundable. A cancellation takes effect when we receive it in writing at info@sunsetbeachhouse.co.uk. Any refund due will be returned to the original payment method. We will review any amount retained against the costs and losses actually caused by the cancellation and the reasonable steps we can take to re-let the dates. If the stated cancellation charge would exceed those losses, we will refund the difference. 4. Changes by you Please ask us in writing if you want to change the dates, party or other booking details. A change is not agreed until we confirm it in writing. Availability and a revised price may apply. If we cannot agree the requested change, the original booking and cancellation terms continue to apply. 5. Guests and dogs The property may be occupied only by the guests included in the booking, up to a maximum of ten people. Children and infants count towards that maximum. The lead guest must provide an accurate party breakdown and tell us before arrival if it changes. Up to two well-behaved dogs may stay at no additional charge when included in the booking. Dogs must not be left unattended at the property. No other pets are permitted unless we agree in writing. 6. Arrival, departure and use of the property Check-in is from 4:00 pm and check-out is by 10:00 am unless we agree otherwise in writing. The property is for holiday use by the booked party. Smoking is not permitted inside. Guests must not cause a nuisance, use the property unlawfully, or hold an event or party without our written agreement. You must take reasonable care of the property, its contents and keys, follow safety information and reasonable house rules supplied before or during the stay, and leave the property in a reasonably clean and tidy condition. 7. Damage and additional costs Please report damage, loss or a maintenance problem as soon as reasonably possible. The lead guest is responsible for reasonable, evidenced costs caused by the party beyond fair wear and tear, subject to applicable law and any damage protection applied to the booking. We will explain and evidence any amount claimed. 8. Access, safety and serious breach We or our representatives may enter the property on reasonable notice for inspection, maintenance or repair, and without notice in an emergency. We may end the stay for a serious or repeated breach that puts people or property at risk or materially affects neighbours, after considering what is reasonable in the circumstances. This does not remove any rights or remedies provided by law. 9. Changes or cancellation by us If an event outside our reasonable control prevents the stay, we will contact you promptly and offer a reasonable alternative where available or refund amounts paid for accommodation we cannot provide. If we must make a significant change for another reason, you may accept it or cancel for a refund of amounts paid for the affected accommodation. 10. Our responsibility We are responsible for foreseeable loss or damage caused by our breach of these terms or failure to use reasonable care and skill. We are not responsible for loss that was not foreseeable, for business loss, or for a failure caused by events outside our reasonable control, except where the law says otherwise. Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud, or your statutory consumer rights. 11. Problems during your stay Please contact us promptly at info@sunsetbeachhouse.co.uk if there is a problem so we have a reasonable opportunity to put it right. We will handle complaints fairly and as quickly as reasonably possible. 12. Privacy, law and contact We use booking information to administer the stay, take payment, meet legal obligations and communicate with you, as described in the privacy notice available on this website. These terms are governed by the law of England and Wales. If you live elsewhere in the United Kingdom, you retain any right to bring proceedings in your home courts.
